GreenTech's NC Subway Gains LEED Certification- June 29th Ceremony

North Carolina's first stand-alone LEED-certified restaurant, Subway on Market Street in Chapel Hill, will be officially recognized in a ceremony on Monday, June 29. Opened by franchisee Mike Abdallat, it will be only the second LEED-certified store in the entire Subway system (which totals more than 30,000 stores) and the first of some 740 Subways in North Carolina.

LEED (Leadership in Energy and Environmental Design) is a third-party certification program for the design, construction, and operation of high-performance green buildings. LEED serves as a benchmark for rating environmental performance and occupant satisfaction for several building scenarios.

"All of us at NC Subway Group are excited with the recent opening of the first Subway restaurant in North Carolina to be built and operated in accordance with LEED standards," said Tim Mann, chief operating officer, North Carolina Subway Group Inc. "We are especially appreciative to Subway franchisee Mike Abdallat, who understood the importance of this initiative early on in the process. Subway looks forward to many more LEED restaurants throughout North Carolina in the near future."

Abdallat owns two other Subways, in Carrboro and Raleigh. He said his 'green' investment was already paying dividends; his utility bills have been reduced by at least half. "I am sold on 'green' and will definitely do another eco-friendly store."

Since September 2008, Subway and Abdallat have been working with Cary, North Carolina-based Green Tech Consulting Inc. to earn a LEED certification for the Chapel Hill store.

GreenTech worked with the U.S. Green Building Council to obtain the certification, complete the entire submittal application for review by the USGBC, and respond to comments and accept the final rating following USGBC's review. "We look forward to sharing what we have learned about applying sustainable principles and practices to the Subway franchise to more Subway locations," said Liz Bowen, LEED AP, GreenTech Consulting Inc. "Subway is extending its concept of healthier lifestyle choices from the customer's standpoint to the health and well being of the environment as a whole. We are happy to be a part of this concept transformation."

Designed to have an overall smaller environmental footprint by requiring less energy and consuming less water, the eco-store elements for the Subway restaurant include recycled floor tile, high-efficiency Energy Star-rated HVAC systems, low flow and flush fixtures in public restrooms, less lighting power, and more natural light for seated customers. Overall, the new Subway store was renovated within its existing shell, thus avoiding a new building footprint.

Other eco-friendly elements include: building materials used from sustainable sources and extensive use of recycled products and furnishings; LED interior and exterior signage; remote condensing units for refrigeration and ice-making equipment; Energy Star-rated kitchen equipment; low VOC adhesives, sealants, paints and coatings; recycling collection of post-consumer recyclable waste generated in-store; and Forest Stewardship Certified (FSC) wood.

10 Climate Change Actions I Would Like To See By Tomorrow

Save Energy
1. Smarter Weatherization: Require weatherization service contractors receiving ARRA funds to train staff on home energy efficiency. Boots on the ground should provide comprehensive efficiency tips to homeowners after they seal the cracks and add insulation.
2. Pay it forward: Accelerate use of smart meters and power management, but do not pretend that information alone will reduce consumption. Budget for behavior change plans to make it popular to conserve.
3. Come together, save energy: Encourage utilities to work with industry to provide businesses and consumers with rebates for purchasing energy efficient equipment.
4. Reinvigorate recycling: Feds should prioritize byproduct synergy among manufacturers, restore U.S. recycling infrastructure with market development, and maximize federal recycled content procurement standards.

Save Water and Related Energy Use
5. A hand on the tap: Rapidly expand EPA WaterSense product certification and consumer branding.
6. Less thirsty lawns: De-couple federal funding for state and local water infrastructure with increased demand. Reward utilities for reducing water waste from outdoor irrigation.
7. Create a Water Prize: Just like the better battery idea, offer cash incentives for the best breakthrough water-saving technology for agriculture and manufacturing.
Climate Adaptation
8. The future is now, at least a little: Create a task force for climate adaptation, to help U.S. cities plan and budget for extreme weather, coastal erosion, climate migrations, etc.
9. Do not buy, share: Boost bicycle and car-sharing programs in every major metropolitan city.

Consumer Protection
10. Squash greenwashing: FTC should stop stalling on revisions to green marketing standards. Put them out. Enforce them.

Tour of GreenTech's LEED Platinum Project UNC Botanical Gardens under Construction THIS Weekend

GreenTech is pleased to invite friends, colleagues and clients to the UNC-Chapel Hill Botanical Gardens Center for a Triangle USGBC tour. GreenTech Consulting, in cooperation with Consider Design, provided electrical engineering services to the project which includes energy and water saving features such as: a geothermal heat pump system, a photovoltaic system, energy efficient lighting and controls, and rainwater collection.

In 2000, with support from a generous bequest, the Botanical Gardens staff launched the design of the Master Plan's Visitor Education Center by Frank Harmon, Architect, of Raleigh. The plan was approved by the State of North Carolina in 2003.

The new Education Center will express a sense of place and celebrate relationships between humans and nature through the integration of indoor and outdoor spaces. Open breezeways, comfortable porches, natural light in every room, beautiful native plant landscaping, and educational exhibits will inform, delight, and invite visitors to the Conservation Garden. The Reeves Multipurpose Auditorium and conference rooms will support the environmental, conservation, and horticultural community of our state and region. Most of all, the building will be a center of learning, teaching both the science and the enjoyment of plants and nature.

Abandoned Raleigh House gets the Green Treatment

Raleigh, NC, April 17, 2009 — On Tryon Road, between Lake Wheeler and Gorman Street sat a dilapidated property built in the 1960’s in need of many repairs. Hemant Sura, the principal of GreenTech, saw the potential in the property and fully renovated the building for water use reduction, indoor air quality, and improved energy efficiency and quality of life for its future occupants. Over 70% of the waste from the renovation was recycled and the home features a solar hot water heating system and a living roof.

Energy efficient renovations of existing homes makes a huge dent in carbon emissions. A 2008 California study showed that the many homes built before 1983 were responsible for 70% of the greenhouse gas emissions related to single-family envelope energy consumption. The study also revealed that retrofitting existing homes with energy-efficient features is four to eight times more carbon- and cost-efficient than adding further energy-efficiency requirements to new housing.

The GreenTech team carefully measured the green potential of the living space while weighing affordability. A solar hot water heater can pay for itself in 3 years and heats water using a clean renewable energy source- the light from the sun. New Energy Star rated appliances such as refrigerator, microwave, and light fixtures are included in the sale of the better-than-new home and they will be at least 30% more efficient on average- saving the occupants money every month. Added R-19 insulation, low-e Energy Star windows and doors, the living green roof, and efficient HVAC unit also add to energy savings. Other features such as zero VOC paints have a payback that is more difficult to measure, since they are measured by the short and long term health of the future occupant.

“We believe that the demand is in the market for high-performing healthy living spaces”, says Hemant Sura, principal of GreenTech “and that renovation of existing buildings is one of the most environmentally and socially responsible actions for North Carolina.”

The new LEED Rating System prioritizes, above all, energy efficiency and CO2 emissions reductions.

Timeline for update rollout:
March 27: Reference guide e-copies available for order; hard copies available for pre-order.
April 27: LEED v3 launches.
June 26: End of 60-day overlap period, during which new projects can register under a version 2 rating system or LEED 2009.
Oct. 24: End of 180-day free migration period, during which currently registered projects can transition to LEED 2009 and LEED Online v3 without paying a new registration fee.See how these updates will affect you.

Beginning August 1, 2008, the new LEED EB Operations and Maintenance program will formally supersede version 2.0; all projects registering for LEED-EB must register under the O&M program after this change. All buildings which are registered under version 2.0 will have to meet the requirement of v2.0, even when O&M is release, and will have the option to upgrade to the new version at no additional cost. Green Building Certification Institute has been brought on to manage the LEED Accredited Professional process. If pursuing LEED AP under the EB program, the test will be conducted under the 2.0 program through December 2008. The LEED AP exam will be revised to reflect the new EB Operations & Maintenance program for January 2009.
